Before we engage in any assignment, we conduct research in quite a few areas.
We strive to learn about the physical characteristics of your property such as size, acreage, water, sewer, zoning, HVAC capacities, roof condition, traffic counts, and more. These details are inventoried so that we can begin to understand the features of the property so that they can be translated into benefits that can be positioned for sale.
When completing a Competitive Market Study, our team works to identify a number of properties which have recently leased or sold that are truly competitive with your property. Additionally, we'll identify properties currently on the market that will be competing with yours for tenants or buyers in the marketplace.
Market Financing conditions play a more important role in the sale of an asset than they do in a leasing assignment, but we consider the financing options in the market in either case. This is in order to better understand the value of the offering in relation to lease vs. buy analyses and buyers' ability to finance a purchase.
