(success). We talked a bit and I found she was a realtor, Ex Navy and was interested in helping veterans finding new home and assured me she was very knowledgeable with the entire VA financing process. Well, I have a good friend that was struggling with their realtor and had been terribly unsuccessful in finding a home and getting contracts even written up in a reasonable amount of time. (several months) I talked to Cassandra and was following her on Facebook and saw how motivated she was to sell and close houses. I convinced my friends to let her take a look for them. Within a couple weeks they had a contract on a beautiful home. There were some obstacles to overcome, the roof needed replacing as the major issue. Cassandra went to bat, and was able to get the owners fixed up with a roofer that was willing to take payment at close. She made sure everything else was inline to meet the stringent requirements of the VA inspection and loan process. She had to make last minute adjustments with the title company hours to ensure a compatible schedule to to the irregular hours my friends had. They are now in a beautiful Pool home in Sugarmill Woods in Citrus county and they are loving it. If not for Cassandra they would very likely still be looking for a home with their previous realtor. Cassandra was up front and gave them realistic timelines and expectations and was true to her word. I know she helped another Vet recently as well that had to fix several issues before they could pass VA inspection to sell their house. Cassandra put her gloves on and jumped in and organized a party to help with the work. I would highly recommend her to anyone, not just a Vet, but that is where she truly shines. It started with wanting to bid on a house, but I had to wait until someone tried to get financing (long story, but Melissa was able to get us a better deal). Each step was difficult all the way to the final paper at closing. Calatlantic did not start my closing paperwork until about one week before I was suppose to close on the 15th of September because of an oversight. The closing happened the 19th by 4 pm, thanks to Melissa's persistence and followup on Everything! I drove to Florida to close and did nothing but paperwork Monday until the following Monday when I closed......and they were still doing paperwork as I was signing. Melissa insisted they get it done because I needed to return to Michigan for work, and closing was suppose to have happened the 15th. The whole process was a nightmare and very very very stressful. I cannot say enough about Melissa's professionalism and the AMAZING job did for us! She is knowledgeable, patient, persistent (when needed), and personable. She was able to ease my stress in so many ways to make this a sale. To me, she went Way above and beyond by always being available, and I mean always! I wish she would receive a bonus for this sale for everything she did to make the sale happen.....I don't believe anyone could have handled all the issues we had and been successful in the sale of this house to us. It was above and beyond any responsibility of an agent to have to go through this. But, she did....along side of me the whole way! Melissa Jolis made a positive outcome of a miserable and difficult experience. We have a wonderful new home! If you need a caring and wonderful person, who will help you throughout the Complete process of buying or selling a house, I Highly Recommend Melissa Jolis!! "

During our early home buying process, we almost gave up on a home search for a while. Why may you ask? Due to the fact that I could not find an agent that was worth a damn... I hate to use such derogatory term, but I felt like most agents really did not give a damn. That sort of killed our motivation...but then my lender suggested Kerry and here we are in the Sunshine State... Kerry gave us excellent guidance, unflagging availability, he answered every question and explained every form and every part of the process clearly and thoroughly. Somone that will give you undivided attention and most importantly someone that will not push you towards a purchase, never did we felt that pressure with Kerry. If anything, he would give you his honest opinion, pros, and cons. Talk about trust, professionalism, cohesion between agent and client, with Kerry things just clicked from day one second to none. Communication is a pivotal element when buying a home especially from across the US, none miscues with Kerry what so ever. Should you find yourself, in a state of confusion and discontent at your new home - Dial Kerry - LOL... Kerry will point you in the right direction. Here is Kerry and I quote; "Listen Bart if you need to get the refrigerator I'll be happy to be there for delivery if you like ? " and he would always end the conversation on this note; "need anything else brother let me know." " Selling or buying real estate nowadays has really become like planning a wedding. In that regard, a realtor is very similar to a wedding planner who must, with pleasant demeanor, exceed the expectations of the client while successfully navigating the demands of so many other parties whose interests conflict with their client’s. And they have only one chance. There are no do-overs. It is in that light I am happy to congratulate Rick for the great job he did for my wife and me. We’d decided a couple of years ago that we would steadily get our house fixed up and then move. We put a new roof, AC, hot water heater, plumbing, carpet, and paint in/on the house. Rick did some great pricing analysis and was waiting to pull the trigger on our listing. But suddenly, my job situation changed drastically, and we had to go dark for a few weeks. Once resolved, the market began changing very quickly, which required someone who knew how to adjust, what to prioritize, and how to go to market. As we went to market, the real estate market continued to change significantly by the day. Rick was never phased, always had the answers we needed, and advised us how to proceed through such a rapidly changing market. He was always able to get great feedback from potential buyers that allowed us to make, or delay, decisions as necessary. He worked very hard to adjust the strategy to what the market was demanding. We had great exposure, and countless showings. But my wife and I were reluctant to adjust to the knowledge Rick was sharing out of our own stubbornness. Once we followed his lead, Rick was successfully able to match us to an interested buyer. Then Rick’s true value became even more apparent. Though our buyer was a very shrewd, detail-oriented buyer, Rick was able to close the gap between the asking price and the offered price in a way that was very favorable to us. He negotiated a fantastic deal against a very formidable opponent. As the close process proceeded, Rick was asked to make changes to almost every aspect of the deal (credits/allowances/financing re-arrangements/date changes/etc.) So much was demanded of him, but he stood firm, and in every case, was able to negotiate a favorable outcome for us. His expertise made my wife and I very comfortable at a time when we might not have been if Rick had not been in control. After finally reaching a contract, Mother Nature decided to come to the table in the form of Hurricane Ian. Once again, Rick stood firm, and didn’t let anything jeopardize the sale. The storm caused some damage to our newly installed roof that needed to be repaired. While having plenty of family, friends, and a community of his own to help after an event that disastrous, Rick stopped by our house to survey the damage, prepared a report for us, and had solutions all by the time he called us the next morning. It was a remarkable level of commitment. He already had our business. He already had done everything he needed to do to finalize the contract. But in a tough circumstance, he put himself in our shoes, and did everything and more to help make us whole. We completed our sale in mid-December after hurdle after hurdle caused by a rapidly changing economic market, our pricing inflexibility, a very demanding buyer, and catastrophic weather events. We did so because Rick beat every one of them. Without him, I know for a fact that our result would not have been as fruitful as it was. His leadership, knowledge, service, and commitment are what makes him second to none. Yes, Rick’s a hell of a nice guy to talk to. I’m confident he’ll be a friend for every day God gives each of us.
