Selling or buying real estate nowadays has really become like planning a wedding. In that regard, a realtor is very similar to a wedding planner who must, with pleasant demeanor, exceed the expectations of the client while successfully navigating the demands of so many other parties whose interests conflict with their client’s. And they have only one chance. There are no do-overs.
It is in that light I am happy to congratulate Rick for the great job he did for my wife and me. We’d decided a couple of years ago that we would steadily get our house fixed up and then move. We put a new roof, AC, hot water heater, plumbing, carpet, and paint in/on the house. Rick did some great pricing analysis and was waiting to pull the trigger on our listing. But suddenly, my job situation changed drastically, and we had to go dark for a few weeks. Once resolved, the market began changing very quickly, which required someone who knew how to adjust, what to prioritize, and how to go to market.
As we went to market, the real estate market continued to change significantly by the day. Rick was never phased, always had the answers we needed, and advised us how to proceed through such a rapidly changing market. He was always able to get great feedback from potential buyers that allowed us to make, or delay, decisions as necessary. He worked very hard to adjust the strategy to what the market was demanding. We had great exposure, and countless showings. But my wife and I were reluctant to adjust to the knowledge Rick was sharing out of our own stubbornness. Once we followed his lead, Rick was successfully able to match us to an interested buyer.
Then Rick’s true value became even more apparent. Though our buyer was a very shrewd, detail-oriented buyer, Rick was able to close the gap between the asking price and the offered price in a way that was very favorable to us. He negotiated a fantastic deal against a very formidable opponent. As the close process proceeded, Rick was asked to make changes to almost every aspect of the deal (credits/allowances/financing re-arrangements/date changes/etc.) So much was demanded of him, but he stood firm, and in every case, was able to negotiate a favorable outcome for us. His expertise made my wife and I very comfortable at a time when we might not have been if Rick had not been in control.
After finally reaching a contract, Mother Nature decided to come to the table in the form of Hurricane Ian. Once again, Rick stood firm, and didn’t let anything jeopardize the sale. The storm caused some damage to our newly installed roof that needed to be repaired. While having plenty of family, friends, and a community of his own to help after an event that disastrous, Rick stopped by our house to survey the damage, prepared a report for us, and had solutions all by the time he called us the next morning. It was a remarkable level of commitment. He already had our business. He already had done everything he needed to do to finalize the contract. But in a tough circumstance, he put himself in our shoes, and did everything and more to help make us whole.
We completed our sale in mid-December after hurdle after hurdle caused by a rapidly changing economic market, our pricing inflexibility, a very demanding buyer, and catastrophic weather events. We did so because Rick beat every one of them. Without him, I know for a fact that our result would not have been as fruitful as it was. His leadership, knowledge, service, and commitment are what makes him second to none.
Yes, Rick’s a hell of a nice guy to talk to. I’m confident he’ll be a friend for every day God gives each of us. But I’m not offering this testimonial of Rick to those looking for a friend. I’m offering this to anyone looking for confidence to win their deal and do so with little or no stress. If you want the best deal, and don’t want to worry about whether you are getting it, call Rick. Selling and buying homes is a very difficult and stressful event. Hiring Rick, on the other hand, is easy. We’re sure glad we did!

In April, 2021 my wife and I stopped in at the office that Bob runs in the East Lake Woodlands community because we were looking to purchase a villa-style home in the Oldsmar/Palm Harbor/East Lake area of Pinellas County, Florida and that office was central to our search. We had never met Bob or anyone in the office before but were familiar with the Berkshire Hathaway brand. Anyway, Bob met with us. He was generous with his time and very helpful with no pressure. We were impressed with his demeanor and professionalism and so decided to give his office an opportunity to look for a suitable property for us. Bob arranged for one of the real estate agents in his office to represent us as buyers. Her name was Sharon Greenfield and she was cordial and professional as well. The spring of 2021 was a crazy time period for real estate in much of the USA and especially here in the Tampa Bay area. There were many listed properties that received multiple offers within a day or two of going on the market and selling above list price. Due to the circumstances of the market we decided to buy our new home before selling our old one and we were mentally prepared for a lengthy search. Sharon carefully assembled our list of criteria for price, location, features, etc. in order to focus the search. Then, she notified us immediately whenever a contender hit the market. We received email and text messages first thing in the morning whenever a new property hit the MLS. We were the first potential buyers to look at properties that came on the market. She arranged a private showing on one property a couple of hours before a scheduled open house so we would be the first ones to see it. The villa we ended up purchasing she found immediately when it hit the market and we saw it and presented an offer before any other buyers even toured it. Our offer was accepted and we obtained a beautiful new home that exceeded our expectations within our price range after only about a month of searching. I think Sharon’s diligence and probably the software tools used by the office were the key factors in successfully finding this home. Once the contract was signed Sharon was professional in attending to all the details to arrange inspections and guide us through the process seamlessly. Bob also stayed personally involved. We closed on June 18th but Bob and Sharon didn’t just walk away with their commission checks. They kept working with us as we obtained contractors to do a few renovations. They made recommendations. They kept a realtor’s lock box on the door to allow contractor’s access during the renovations, etc. Their efforts didn’t end until we were happily moved in! This Realty office is the most customer-oriented one we’ve ever dealt with. We couldn’t have been more satisfied. Once we moved in it was time to sell our old home, which was about 12 miles south of Bob’s office. We intended to interview Realtors closer to its location but decided to give Bob and Sharon the listing because we were so impressed with their professionalism and thoroughness as buyer’s agents that we trusted them to be our seller’s agents as well. The result was similarly impressive. Bob’s office uses a team approach so every detail is covered even if the listing agent is unavailable. Sharon had some time conflicts which made her unavailable for an open house showing, meeting with an appraiser, etc. but another agent from the office did the open house and Bob met with the appraiser. Everything went smoothly and every detail was covered. Bob gave sound advice along the way and was very helpful. The end result was a quick sale at a price we were satisfied with. We found Bob McCaffery and his team to be likeable, customer-oriented, trustworthy professionals and both Bob and Sharon to be top-notch real estate agents too. We were still maintaining our primary residence in Kentucky, but we had kept in touch since buying that first house, as we had wanted to purchase another home in the same area. In April, 2021 my wife and I stopped in at the office that Bob runs in the East Lake Woodlands community because we were looking to purchase a villa-style home in the Oldsmar/Palm Harbor/East Lake area of Pinellas County, Florida and that office was central to our search. We had never met Bob or anyone in the office before but were familiar with the Berkshire Hathaway brand. Anyway, Bob met with us. He was generous with his time and very helpful with no pressure. We were impressed with his demeanor and professionalism and so decided to give his office an opportunity to look for a suitable property for us. Bob arranged for one of the real estate agents in his office to represent us as buyers. Her name was Sharon Greenfield and she was cordial and professional as well.
The spring of 2021 was a crazy time period for real estate in much of the USA and especially here in the Tampa Bay area. There were many listed properties that received multiple offers within a day or two of going on the market and selling above list price. Due to the circumstances of the market we decided to buy our new home before selling our old one and we were mentally prepared for a lengthy search. Sharon carefully assembled our list of criteria for price, location, features, etc. in order to focus the search. Then, she notified us immediately whenever a contender hit the market. We received email and text messages first thing in the morning whenever a new property hit the MLS. We were the first potential buyers to look at properties that came on the market. She arranged a private showing on one property a couple of hours before a scheduled open house so we would be the ones to see it. The villa we ended up purchasing she found immediately when it hit the market and we saw it and presented an offer before any other buyers even toured it. Our offer was accepted and we obtained a beautiful new home that exceeded our expectations within our price range. I think Sharon’s diligence and probably the software systems used by the office were the key factors in successfully finding this home. Once the contract was signed Sharon was professional in attending to all the details to arrange inspections and guide us through the process seamlessly. Bob also stayed involved. We closed on June 18th but Bob and Sharon didn’t just walk away with their commission checks. They kept working with us as we obtained contractors to do a few renovations. They made recommendations. They kept a Realtor’s lock box on the door to allow contractor’s access during the renovations, etc. This Realty office is the most customer-oriented one we’ve ever dealt with. We couldn’t have been more satisfied.
Once we moved in it was time to sell our old home, which was about 12 miles south of Bob’s office. We intended to interview Realtors closer to its location but decided to give Bob and Sharon the listing because we were so impressed with their professionalism and thoroughness as buyer’s agents that we trusted them to be our seller’s agents as well. The result was similarly impressive. Bob’s office uses a team approach so every detail is covered even if the listing agent is unavailable. Sharon had some time conflicts which made her unavailable for an open house showing, meeting with an appraiser, etc. but another agent from the office did the open house and Bob met with the appraiser. Everything went smoothly and every detail was covered.
We found Bob McCaffery and his team to be likeable, customer-oriented, trustworthy professionals and both Bob and Sharon to be top-notch real estate agents too. We strongly recommend them without reservation.

I told her what I was looking for and very specific on what I wanted I told her it would probably be impossible this lady went above and beyond what my expectations were.
